Dog Friendly Homes in Naples, FL
One of the biggest challenges in searching for pet friendly condominiums in Naples, Florida is finding communities that do not require approval for your dog’s size. Size and weight limits are often written into the rules and regulations of the condo documents. As a Broker Associate, I always contact the association or management company to confirm the pet rules and regulations before moving forward with a pet owners offer on a new home.
Ideally, the community will have a “No Approval Required” rule written into their documents. This should mean you can have a larger dog breed and there is no weight restriction or application process for the dog. Sometimes the rules may indicate, “Limits on number of dogs allowed” or “Approval Required” or “No Pets.” These scenarios will require further digging to actually read the fine print within the rules and regulations documents provided by the condo or homeowners association. Many condos only allow dogs that are smaller than 15, 20 or 25 pounds and/or one foot in height. In addition, the association may exclude specific breeds from being allowed such as pit bulls or other breeds perceived to be aggressive.
Beachfront Condo For Dogs and Owners
One of my favorite beachfront condos that does not require approval for type or number of pets is Moraya Bay. This building is located on Vanderbilt Beach and has a designated area for walking your dog on the property. You can have several dogs at this building. It is also one of the more expensive options. My associate and I recently sold unit 1004 in the Moraya Bay building for $5,900,000. Besides Private Beach access, Moraya Bay is also next to Delnor-Wiggins State Park which allows dogs on leashes to visit and lounge by the picnic areas that are located on the beach.
Vanderbilt Beach Dog Friendly Condos
The Regatta at Vanderbilt Beach complex is another fantastic option. It is about a block off the beach and diagonally positioned across the street from The Ritz Carlton Beach Resort. There are a total of three towers located in the community. There are plenty of restaurants and shopping in the immediate area and the buildings do not require approval for pets. Building 1 or Regatta I has 80 residential units, 12 cabanas and 14 garages. Regatta II is a twelve-story luxury tower with 60 residential units, 12 cabanas and 14 garages. Regatta III features three six-story buildings. The three buildings are positioned around the main pool. Regatta at Vanderbilt Beach Dock Association is located along the Vanderbilt Bay and consists of 55 floating boat docks. Lucky dock owners enjoy easy access to the Gulf of Mexico and convenience of having their dock just steps away from home. There are plenty of areas to walk the dog around including into a neighboring single family community called Naples Park and the Conners that is full of dog owners.
Naples Lifestyle Resort for Dogs and Owners
Drive down Vanderbilt Drive a couple miles and you will come upon another one of my favorite lifestyle communities. The Dunes of Naples is a private residential community with approximately 634 residents and is comprised of forty luxury coach homes and seven luxury high-rise communities offering expansive views of Turkey Bay and The Gulf of Mexico. The Dunes is a dynamic community with an exceptional resort lifestyle providing premier amenities, services and programs. Most of the high-rise condos such as the Grande Excelsior, Grande Phoenician and Grand Dominica have flexible pet policies and embrace pet ownership.
New Construction Condos in North Naples
A little further north of The Dunes of Naples and you will encounter the newly constructed Kalea Bay Condominiums developed by Soave. Tower 300 is still being constructed as of today. The other towers do have resale units available. The developer Soave is the same developer that built Moray Bay mentioned earlier. There are plenty of amenities and areas for dogs and their owners to enjoy on this property. Nearby is the Cocohatchee River Park Marina and walking paths all the way down to Conners Park which is one area I often walk my dog, Mia, the Cavapoo. In addition you get sweeping views of the Gulf of Mexico, sunsets and mangroves from many of the the units.
Dog Parks in North Naples
The condos mentioned so far are all located in the North Naples area of Collier County. For dog owners, this enables you quick access to the Rover Run Dog Park at Veterans Community Park. Rover Run is managed by Collier County Parks and Recreation. Go a few miles into Lee County and you’ll find the Bonita Springs Bark & Play Dog Park. Both dog parks have separately fenced areas for larger and smaller dogs to run and play. Rover Run has a great group of dog owners that show up around 3:30 p.m. and Bark & Play in Bonita Springs often has a large morning attendance starting at 8AM. I personally have visited both dog parks with my Cavapoo Mia. She loves playing with the other dogs there as you can see in the below video.
Dog Friendly Condos Near 5th Avenue
If you’d like to live a little closer to the 5th Avenue Dining & Shopping area or in South Naples then you should consider some of these pet friendly communities: 1111 Central, Isles of Collier Preserve, Treviso Bay and Arboretum.
1111 Central is the closest to 5th Avenue on this list. They have dog runs onsite at the condo complex and it is newer construction. Pets will need to be registered at this property and you’ll want to check if they’ve updated the pet policy as it is currently being run by Ronto, the builder. Eventually, the community will be run by an elected board of directors. Contact me for more information about this condos.

A Preserve Lifestyle for Dogs in Naples
The Isles of Collier Preserve is fantastic mixture of coach homes, luxury villas and single family homes with walking trails, kayaking, preserve surroundings and close proximity to 5th Avenue but far enough away to feel like you are in a nature preserve. A Dog Friendly Golfer’s Paradise
Treviso Bay is resort-style living at its best in the heart of Naples. Bayfront Arts District Homes
Another new community called Arboretum by Mattamy Homes is the last to make our list for dog friendly communities with excellent locations. Arboretum is has low maintenance coach homes and attached villa living with fun-filled amenities, across from the Naples Botanical Garden near the heart of the Naples.
All of these South Naples communities are in close proximity to the Naples Dog Park and the Naples Botanical Gardens that has Dog in the Garden Tuesdays & Sundays 8 a.m.-11 a.m. for dogs and their owners to visit together.
