When looking to buy a new home most of my clients want to get the best possible deal. This is probably the number one request I get asked. As discussed in the video, new construction has a couple different opportunities to get a good deal on a home. Normally, builders like Toll Brothers, Lennar and Pulte will offer homes for a new community before they even start building on the lots. You can go to a sales center and see renderings of the entire community. In addition, they will have new home packets with floor plans, amenity information and fees details.
You’ll want to get on their early bird list or the builders email list to receive information about the community as soon as they make it available. When they announce they are taking reservations for future home, this is when you want to purchase to get a good deal. There can be some risk in this scenario if the builder ends up going out of business or bankrupt but most of the big builders I mentioned have very little chance of that happening. This is the very beginning of the process for the builder’s marketing team.
Buying a new home in Naples or Marco Island, Florida can be a challenge if you are not using a real estate agent to help you. When you buy from a builder, the agent onsite at the builders office works for the builder, not you! This means you will want to use what’s called a Buyer’s Agent to assist in finding the right builder and community for your needs. Considering there were over 65 new developments in Collier County last time I checked, it is ideal to work with an agent that knows the new communities and the onsite agents that work for the builder. This will give you even more of an advantage in getting a good deal. The best part is that the Buyer’s Agent is paid by the builder, not you! So it doesn’t cost you anything to have a Buyer’s Agent help you get a good deal.
Whether you are in the market for a Naples vacation property or an investment condo in Marco Island, there are plenty of communities to consider. Another tip to get a good deal is to look for communities that are almost complete. This means the builder is exiting the project within 3-6 months. During this time, the builder will have newly completed homes that can be purchased. Often times, better pricing and more incentives or nicer options will be included. The end of the build process is a great time to have your Buyer’s Agent negotiate a good deal.
