Searching online for homes in Naples and Marco Island Florida can be a daunting task. If you are moving from out of town then you’ll want to learn the differences in Naples and Marco. There are condos, single family homes, land lots for building, boating homes, beach front condos, canal homes, lifestyle communities, 55+ communities, golf communities and much more. Deciphering your wants and needs with a real estate agent that specializes in assisting buyers (Buyer’s Agent) in the Naples and Marco Island area is recommended as the best way to find a home. Here is an example of the details a good agent will review with you.
Collier County includes Naples and Marco Island Florida. Both areas offer very different lifestyles with a wide range of locations such as beachfront condos and Gulf of Mexico boating access homes. Homes on larger lots of land can be found in Golden Gate Estates. Utilizing a Buyer’s Agent to learn about the different areas benefits, costs and maintenance requirements will be important. For example, some areas are on city water and sewer while others are on well and septic. Somme communities are in home owners associations (HOA), condominium associations or both with fees being paid monthly, quarterly and/or annually.
If you move into an HOA then you’ll want a Buyer’s Agent to work with you and the management company to provide all the association documents for review. The rules and regulations and budget are ideally read before you even decide if the community is right for you. Restrictions for pets, trucks, motorcycles, landscaping and improvements all matter to buyers I’ve worked with.
Before you start your search, consider contacting a local Buyer’s Agent in the market of interest and discuss your wishlist, needs and wants. This will help you become familiar with the local real estate market and make your buying experience that much more productive and effective. You should also understand that not all agents work the same way. I’m an independent single agent. Some agents work as part of a team. If you want more of a concierge service with personal attention then my recommendation is to consider working with a single agent such as myself but then again, I might be a bit biased =).
